Fees Associated with 1031 Exchange Qualified Intermediary Services
1031 Exchange Accommodator fees are allowable closing expenses that would come out of your sales proceeds without being considered taxable boot. Our fee is added as a line-item to your closing statement and the Title Company will wire it to us on your behalf. Above & Below 1031 doesn’t charge any upfront fees. We don’t get paid until you close on your first relinquished property. Once the closing takes place and the Title Company sends the payment to us, our fee is nonrefundable.
Exchange fees* for a forward/deferred exchange:
Our base fee for one closing on each side of the exchange (sell one and buy one) is $999.
Each additional closing on either side of the exchange is $250.
We have a $250 rush fee if the exchange agreement isn’t signed at least four (4) full business days before the closing of the relinquished property.
Our Exchange Accommodator fees include:
• One dedicated Qualified Intermediary to take you through the entire exchange process.
• An open line of communication for consultations from start to finish.
• An online process for easy communication, document sharing and electronic signatures.
• Working with your team, (title/escrow officer, realtor, etc.) to ensure a smooth experience.
• Assistance with sales and purchases in all 50 states.
• FDIC insured, segregated exchange escrow account for your benefit only.
